Codingcompassv helps people buy, sell, rent, and make sense of property in Nairobi. We handle residential sales across Westlands, Kilimani, Karen, Lavington, Parklands, and the CBD fringe; residential and commercial lettings across the same areas; written market valuations for sales, refinancing, and estate purposes; and consulting engagements for buyers, investors, and companies relocating to Nairobi. We are a licensed Kenyan real estate agency operating from our Waiyaki Way office in Westlands. We serve individual buyers and sellers, landlords with portfolios of one to fifteen units, and corporate clients relocating staff to Nairobi. We do not operate outside our core Nairobi market — if you're buying land in Nanyuki or a beach plot in Mombasa, we'll refer you onward rather than pretend we have expertise we don't.
How We Work and What We've Learned Since 2017
The agency was founded in 2017 with a specific ambition: to run a small operation that could give every client the same quality of attention regardless of budget. Seven years and over 340 completed transactions later, that's still the operating principle. Our team of six agents divides the city by area — each agent knows their patch at the level of specific buildings, reliable versus unreliable landlords, and which developments have had title issues. We don't take instructions we can't service properly; if our capacity is stretched, we say so rather than overpromise. Our valuations are prepared by agents who've visited the property personally, not by an algorithm pulling portal data. Our consulting engagements charge a flat fee with no commission dependency — so the advice isn't shaped by which transaction closes. One honest limit: property markets shift, and our comparables reflect recent history, not predictions. We can tell you what the market has done and what it looks like now; we don't forecast price movements. Any agent who does is guessing, and we'd rather tell you that upfront.
