Who Consulting Is For

Consulting clients typically fall into one of three groups: first-time buyers who want a guide through the entire purchase process and don't know what questions to ask; investors evaluating a development-stage apartment or a multi-unit buy-to-let who need independent due diligence rather than the developer's pitch deck; and companies or individuals relocating to Nairobi who need to understand the rental and ownership landscape before they make any commitments. What all three groups have in common is that they need real information — about the market, the process, the risks, and the realistic timeline — not a sales conversation.

What a Consulting Engagement Looks Like

A typical consulting engagement begins with a 90-minute scoping session — in person at our Westlands office or via video call — where we understand your situation, your budget, your timeline, and your specific concerns. We then produce a written briefing note covering the relevant market segment, the process steps applicable to your situation, comparable recent transactions, and a risk register of the specific issues most likely to affect your outcome. Follow-up sessions are available as needed. We charge a flat consulting fee agreed at the start, with no success-linked commission — so our advice isn't shaped by which transaction closes. To be clear about limits: we advise on market conditions and process; we don't provide legal advice, tax advice, or structural surveys. We will always refer you to the appropriate specialist when those are needed.

What You Walk Away With

Written Briefing Note

A structured summary of the relevant market, the process applicable to your situation, and the key risks to watch. Written in plain English, not property-industry shorthand.

Independent Advice

We charge a fixed fee and earn no commission from the transaction. Our recommendation is the same whether you buy, rent, wait, or walk away.

Specialist Referrals

Where you need a conveyancing advocate, a structural surveyor, or a tax adviser, we connect you with firms we've worked with and trust — with no referral fee attached.

Realistic Timeline

We tell you how long each step actually takes in the current Nairobi market, not the optimistic version. No one should be surprised by a 10-week land registry queue.

Questions About the Consulting Service

Can you help me assess an off-plan development?

Yes — this is one of the most common consulting requests we receive. We review the developer's track record, the title status of the land, the construction timeline commitments, and the sale agreement terms. We don't endorse any specific development, but we can tell you what the risk profile looks like compared to the broader off-plan market in Nairobi.

Do you provide advice on property outside Nairobi?

Our consulting is limited to Nairobi and its immediate satellite towns where we have direct market data. For coastal or upcountry property, we'll recommend consultants with genuine expertise in those regions rather than guessing from Nairobi.

Is the consulting fee refunded if I later use you as my sales or letting agent?

No — the consulting fee is separate and reflects the time and expertise invested in your briefing. If you subsequently instruct us to act as your agent, the agency commission is a separate, standard arrangement. We keep the two services cleanly distinct.
